Jackson Hills Farm, a 450-acre tract in Blount County, TN, was designed as a mixed-use development with commercial, office, research and development, light industrial, and residential uses. Located minutes from McGhee Tyson Airport, Oak Ridge, and downtown Knoxville, the development intended to build upon the research efforts of the Oak Ridge National Laboratories and the new Spallation Neutron Source as well as the University of Tennessee. The development is ideally suited to carry research-driven technology from the private sector to public markets.

Features of the master plan include a fully-integrated green development. The entire site was invisioned to behave as a single, cohesive unit, with all buildings contributing to the totality of the sustainable development. Photovoltaics, geothermal fields, and green roof technology are used on a community-wide scale. The strength of the project’s seamless integration of new development features with the existing infrastructure has created less traffic congestion and diversified traffic patterns, and created more parks, greenbelts, and a centralized public green.

In addition, a ground-level shopping arcade integrates the best in shopping and dining surrounded by public greens into the base levels of approximately six buildings filled with offices, hotels, and condos. Further 2-story developments exist near existing residential areas.

To fully integrate diverse uses and new development with the existing community and infrastructure, CDP’s master planning efforts create a vertically-integrated, mixed use sustainable development that serves as a catalyst for further development in the region.
